Water can move behind walls, beneath flooring and into materials that appear dry on the surface. LFP Restoration responds to locate the source, remove standing water, assess affected areas and begin a controlled drying process.

The first hours after a water loss matter. Moisture spreads into drywall, insulation, subfloors, cabinets and framing, and materials that stay wet can swell, warp, stain or develop further problems. A quick response gives the property the best chance of being dried in place rather than torn out.

When you call us, our team asks about the source of the water, the areas affected and any safety concerns, such as electrical hazards or unstable surfaces. From there we begin the response, explain what we find and move the project toward drying, documentation and, if needed, repair.

This page explains when to call, which services we provide, what you can expect and how mitigation connects to the repair phase. It also covers how we support commercial and multifamily properties in Las Vegas, Nevada.

When to call.

Call LFP Restoration whenever water is present in your property and you are not sure how far it has traveled. You do not need to know the exact cause before you call. We help identify it.

Common reasons for a call include these situations:

  • A supply line or pipe break behind a wall, under a sink or above a ceiling
  • An appliance leak from a water heater, dishwasher, washing machine or refrigerator line
  • Roof intrusion during or after a storm
  • An overflow from a toilet, tub, sink or drain
  • A sewage-related loss that needs careful handling and sanitizing
  • Any unexplained water, damp flooring, ceiling stains or musty smell inside the property

If you can do so safely, shut off the water supply to the affected area and turn off power to wet areas only if you can reach the panel without stepping in standing water. When in doubt, stay out of the water and call us.

Avoid using household vacuums on wet areas, and do not run ceiling fixtures if water is collecting above them. Our team will guide you over the phone while we head to your property.

Water mitigation services

Our water mitigation work follows a logical order. Each service below supports the next, and together they create a dry, documented and ready-to-repair space.

Inspection and source identification: We look for the origin of the water and the paths it has taken, because stopping and understanding the source protects the work that follows.

Photographs, readings and project documentation: We record conditions at the start, during drying and at completion so you have a clear project record.

Why extraction and drying are separate steps

Removing visible water is only the beginning. Wood, drywall and insulation hold moisture long after the surface looks dry. Drying equipment pulls that moisture out of the materials and out of the air, and it needs to run long enough, and be placed correctly, to reach hidden areas.

Skipping this step is a common reason problems return weeks later as stains, odors, buckled flooring or visible growth on surfaces that looked fine at first.

Why documentation matters

Photographs, moisture readings and equipment records help show what was found and what was done. They support clear conversations with property owners, managers and other approved stakeholders. We do not speak for an insurance carrier, and we do not promise claim outcomes, but organized documentation helps everyone involved understand the loss.

What to expect

A restoration project is easier when you know what is coming. This is how a typical water mitigation project unfolds.

Evaluation

Our team evaluates the visible and hidden impact of the water. We inspect affected rooms, check surrounding areas for moisture that may have traveled and record initial readings. Water often reaches farther than it first appears, so we look beyond the obvious wet spot.

Explanation of the proposed work

Before we begin, we explain the proposed work. You hear what we plan to extract, dry, clean or remove, and why. If certain materials cannot be saved, we explain the reason and show you the evidence rather than simply recommending removal.

Equipment placement

We place drying equipment where it is needed. The number of air movers and dehumidifiers depends on the size of the affected area, the materials involved and the readings we take. More equipment is not always better, so we place it based on conditions rather than habit.

Monitoring

We monitor conditions until the mitigation phase is complete. This means returning to check readings, adjusting equipment and confirming that materials are reaching appropriate dryness. We tell you when drying is progressing as expected and when something needs to change.

Monitoring also protects you from ending the project too early or running equipment longer than necessary. Readings guide the decision, and we share them so the reasoning is clear.

Completion

When readings show the affected materials have dried, we remove the equipment and review the results with you. If repairs are needed, we explain the next phase and the scope involved.

Every property is different, so the timeline depends on the source of the water, the materials affected and the conditions inside the building. We will not give you a fixed schedule before we have seen the loss, but we will tell you what we expect and update you as readings change. Throughout the process, we keep communication simple. You can ask questions at any stage, and we will answer in plain language without unnecessary technical terms.

From mitigation to repair

Mitigation stops the damage from spreading. It does not always return the property to its original condition. If the loss requires drywall, paint, trim, flooring, tile, framing or other repairs, we can coordinate the next phase through our Repairs and Reconstruction page.

This transition is one of the benefits of working with one team. The people who documented the affected areas and monitored the drying understand which materials were removed and which were preserved. That knowledge can shape the repair scope, reduce the handoff between companies and help avoid repeating work.

Typical repair needs after a water loss include these items:

  • Replacing removed drywall and insulation
  • Texturing and painting repaired walls and ceilings
  • Installing trim and baseboards
  • Replacing flooring, including tile, laminate, vinyl and hardwood
  • Repairing or replacing cabinets and countertops
  • Framing repairs where structural materials were affected

Not every water loss requires reconstruction. In many cases, careful drying saves materials and keeps the repair phase small. Repairs are completed under an approved scope. We identify the selections and approvals we need from you, explain the planned work and provide progress communication until the final walkthrough.

For commercial and multifamily properties

Water losses in a commercial building or apartment community involve more than the affected space. Tenants, residents, employees, customers and ownership may all be affected, and each group needs reliable information.

LFP coordinates access, updates and work sequencing with onsite teams and other project stakeholders to help reduce disruption. We plan around business hours, resident schedules and safe access routes whenever possible, and we share photographs, scope information and status updates with approved contacts.

For multifamily properties, a leak in one unit can affect the units above, below and beside it. We help property teams understand how far the moisture has traveled and which areas need attention, so that decisions are based on actual readings rather than assumptions.

When several units are involved, we help organize the work so that each affected space is documented consistently. That makes it easier for property managers to update residents, coordinate with other vendors and keep ownership informed.

Property teams can also schedule a property walk in advance. During a walk, we discuss site access, emergency contacts, priority areas and the best way to reach us when a loss occurs. Planning ahead can shorten the time between the first call and the start of mitigation.
