Interior repairs

The first priority after a fire is preventing further loss. A structure with openings, broken windows or a damaged roof is exposed to weather, entry and additional damage. Stabilization protects the property while the longer recovery plan takes shape.

Common stabilization steps include these actions:

  • Boarding up broken windows and doors
  • Covering damaged roof areas with temporary protection
  • Removing loose or hazardous debris from work areas
  • Setting up safe access paths for the project team and property contacts
  • Protecting undamaged rooms from soot and moisture migration

We do not enter or work in areas that have been declared unsafe, and we follow site conditions at every step. If a structural engineer or other qualified party needs to evaluate the building first, we coordinate around that requirement.

Mitigation removes the immediate threat. Repair work returns the affected space to use. LFP Restoration can coordinate reconstruction after water, fire, smoke, mold or storm damage under an approved scope.

Many property owners assume the job is finished once the water is gone, the soot is cleaned or the affected materials are removed. In reality, that is often the midpoint. Walls may be open, flooring may be missing, cabinets may be out and rooms may be unusable. The repair phase is what turns a mitigated property back into a place where people can live, work and operate. It deserves the same planning, communication and care as the emergency response that came before it.

LFP Restoration does not stop at mitigation. We can carry the project forward into repairs so that one team remains accountable for the work. That continuity reduces the number of contractors you need to find, schedule and manage, and it keeps important project knowledge in one place.

Interior repairs

Interior repairs rebuild the finished surfaces and systems that were removed or damaged during the loss. Capabilities may include drywall, texture, paint, trim, flooring, tile, cabinets, countertops, framing and other approved repairs related to the loss.

The exact scope depends on what the loss affected and on what is included in the approved plan. We do not assume that every project needs the same work, and we do not add items that the loss did not cause. A small water loss may need only drywall patching and paint. A larger fire or storm loss can require framing, new flooring and extensive finish work.

What interior repairs can include

Drywall and texture: We replace removed drywall, finish the seams and match texture so repaired areas blend with surrounding walls.

Paint: We prime and paint repaired surfaces, and we discuss color selections with you in advance.

Trim and baseboards: We install new trim where materials were removed or damaged.

Flooring and tile: We replace affected flooring, including tile, laminate, vinyl and hardwood, based on the approved scope.

Cabinets and countertops: We repair or replace cabinetry and countertops where the loss affected them.

Framing: We repair structural and non-structural framing as needed to prepare the area for finishes.

Matching existing finishes

One of the most visible parts of a repair is how well new materials blend with old ones. We review existing finishes, discuss options with you and identify where a perfect match may not be possible. If a product is discontinued or a finish has aged, we tell you before ordering, so there are no surprises when the work is installed.

Samples, product information and clear selections help avoid disappointment. When you can see and approve a material before it goes into the property, the finished result is more likely to meet your expectations.

Repairs for all types of loss

The repair phase can follow any type of damage. We coordinate reconstruction after water mitigation, fire and smoke restoration, mold remediation and storm response. Because each of these services is available through LFP, the transition from one phase to the next can be planned from the beginning.

A coordinated transition

The handoff between mitigation and reconstruction is where many projects lose time and clarity. When one company dries the structure and another company rebuilds it, the second contractor may not know what was found behind the walls, which materials were removed or how moisture readings changed over time.

When we perform the mitigation phase, the team can carry project knowledge into the repair scope and reduce the handoff between separate companies. Photographs, moisture readings and notes from the early stages inform decisions about what to rebuild and in what order.

This also helps with questions that arise during reconstruction. If a wall opens and reveals an unexpected condition, the team can compare it with earlier readings and photographs and respond with context.

Benefits of one project team

  • Fewer handoffs between companies
  • A single point of contact for questions
  • Project records that stay connected from start to finish
  • Scheduling that accounts for drying, inspections and repair trades
  • Clearer communication with property managers and other approved stakeholders

Planning the order of work

Reconstruction follows a logical order. Framing comes before drywall. Drywall comes before texture and paint. Flooring and trim fit into the sequence at the right point to avoid damage to finished surfaces. We plan this sequence in advance and tell you what to expect so that you can arrange your own schedule around the work.

Homeowners can plan when rooms will be unavailable. Business owners can plan around operating hours and customer traffic. Property managers can notify residents of work in or near their units. Good planning protects everyone's time and reduces frustration.

Coordinating with other parties

Some projects involve other professionals, such as plumbers, electricians, roofers or independent inspectors. Our role is to keep the schedule realistic and the information flowing between them. We coordinate with the appropriate parties within the approved scope so that each trade has what it needs to do its part. If your project requires clearance or a protocol from an independent party, we coordinate the repair schedule around that requirement..

Clear scope and communication

Repairs go more smoothly when everyone understands the plan. We reviews the planned work, identifies selections or approvals needed from the client and provides progress communication during the repair phase..

Reviewing the scope

Before the work begins, we walk through the planned repairs with you. We describe what will be replaced, what will be repaired and what will remain as it is. If something is unclear, we answer questions before work starts, not after.

Selections and approvals

Many repairs involve decisions about paint colors, flooring products, cabinet styles, countertops and trim profiles. We tell you what choices are needed and when, because late decisions can slow a project. For commercial and multifamily properties, we coordinate with the designated property contact to confirm standards and approved materials.

Progress updates

During the repair phase, we communicate about progress. You should know what has been completed, what is underway and what is coming next. If conditions change or additional work is discovered, we explain the situation and discuss any scope adjustment before proceeding.

Documentation

Records protect everyone involved. We maintain photographs and project information that can be shared with the property owner and other approved stakeholders. We do not speak for an insurance carrier and does not promise claim outcomes, but organized project records help keep everyone informed.

Commercial and multifamily projects

Reconstruction in an occupied building requires careful planning. We work with property managers and onsite teams to schedule noisy or disruptive work at appropriate times, manage access to affected areas and keep residents or employees informed through the designated contact. When a loss affects several units or spaces, we coordinate the sequence of work so that areas can return to use in an orderly way.

Homeowners

A home loss is personal. Families need to know what is happening, what comes next and when they can use their space again. We explain the plan in plain language, protect the belongings and structure that can be protected and coordinate the repairs that follow mitigation.

Final walkthrough

The project is not complete until you have reviewed the finished work. At completion, the team reviews the finished scope with the client and addresses documented closeout items.

During the walkthrough, we go through the repaired areas together. We take our time, and you are welcome to bring a family member, manager or other representative. If you notice an item that needs attention, we record it and make a plan to resolve it. This step gives you a clear opportunity to confirm that the approved scope has been completed.

What the walkthrough covers

  • Each room or area included in the scope
  • Finished surfaces, such as paint, texture, trim and flooring
  • Cabinets, countertops and installed fixtures where applicable
  • Any items documented for closeout
  • Next steps, if any follow-up work remains

Closeout items are documented so that nothing depends on memory. We track each item until it is resolved and let you know when it is complete. We want you to feel confident in the finished space. A thorough walkthrough is the final part of that goal, and it reflects how we approach every project: clear scope, honest communication and completed work.
